APIS
A technical lifecycle partner engineering, building, operating and maintaining the systems behind buildings, industry and infrastructure.
A Kelmendi Holdings Company
Overview
APIS Ltd. is a technical lifecycle partner that designs, builds, operates and maintains technical systems for buildings, industry and infrastructure. It works under the Design – Build – Operate – Maintain (DBOM) model through 21 delivery divisions and 4 excellence centres, organised into two strategic business units — Building Systems & Technologies, and Energy, Industry & Infrastructure.
Rather than a single-trade installer, APIS combines advisory, construction, service and operations into one accountable interface — spanning mechanical, electrical, ICT and automation systems through to facility management and ESCO/PPP performance contracts, judged on whether the asset performs measurably year after year.

Delivery Model
Four lifecycle responsibilities under one accountable partner.
- Build — design, supply, installation, testing and commissioning of integrated MEP, HVAC-R, electrical, ICT, fire and automation systems; EPC and turnkey delivery
- Maintain — preventive, corrective and emergency maintenance under SLA-backed contracts, with spare parts and lifecycle replacement planning
- Operate — facility management, technical operation, performance-based contracts, PPP and ESCO models (Energy-, HVAC- and Maintenance-as-a-Service)
- Optimize — energy efficiency, automation, BMS, IoT monitoring and digital dashboards against measured KPIs
